The Cira Centre South project, developed by Brandywine Realty Trust on land leased from the University of Pennsylvania, includes two parts: a northern parcel fronting Chestnut Street which contains an apartment tower, and a southern parcel fronting Walnut Street which features a 49-story mixed-use office and residential tower. The FMC Tower contains a total of 830,000 SF, with 260 residential apartments above a wider footprint office base. Retail space anchors the ground level of the building, and FMC Corporation is the primary office tenant.
The University of Pennsylvania’s Department of Real Estate Services and additional Penn tenants occupy approximately 100,000 SF of office space in the tower, on the first four floors above the ground level. The project scope includes conference areas, private and semi-private offices, training rooms, and administrative support areas.
The Penn tenant fit-out was constructed concurrently with other construction activities in the building performed by the base building contractor. As such, a high level of coordination and cooperation was necessary.
